Letting Services

Ezy2let offers two services to the Landlord, a fully Managed Let and a Tenant Find only service.
A Fully Managed Let covers every aspect of letting out your property to give you complete piece of mind.

  • Marketing  - We will ensure your property gets maximum exposure to Tenants:-
    • Via Mailing lists & waiting Tenants
    • Local Press
    • Internet websites
    • To Let Board

     
  • Tenant Referencing - This is all done in house we do not sub this out to a third party
    • Credit check with Equifax or similar
    • Bank referencing
    • Employer
    • Current / previous Landlords
    • Proof of current address

     
  • Tenancy Agreement
    • We will draw up the Shorthold Assured Tenancy Agreement for you and arrange for both parties to sign the contract.

     
  • Deposit Scheme
    • Ezy2let use The DPS Protection Services scheme. The DPS is the only Government-authorised custodial scheme that is free to use. http://www.depositprotection.com Unlike other agents we do not charge a fee to process this scheme for our Landlords.

     
  • Inventory
    • Prepare comprehensive Inventory and schedule of contents and condition which is then used to do a thorough checking out procedure.

     
  • Rent
    • Collected and then paid to yourself directly as instructed (less our initial fees/costs).
    • A monthly statement is produced along with invoices for the fees which are then emailed to you monthly.

     
  • Council Tax and Utilities
    • Ezy2let will contact the Council and Utility companies telling them of the change in occupant, together with forwarding address, both at the start and end of the Tenancy which provides you with an important audit trail.

     
  • Routine Inspections
    • Inspections are conducted regularly. A report is sent after each inspection. For the first six months of any new contract we recommend three inspections decreasing to two if the contract is extended.

     
  • Insurance
    • Unlike many agents Ezy2let do not try and sell you insurance packages that are not worth the paper they are written on.. This is a specialised industry and we strongly advise all Landlords to take out a policy to cover themselves against property damage and loss of rent by speaking to a regulated broker. We can effect introductions to professional brokers for which we do not receive any commission or payment from the broker.

     
  • Repairs and Maintenance
    • Ezy2let will look after the day to day maintenance and repairs of both your property and any appliances. Wherever practicable we will attempt to contact you prior to the works being carried out, but reserve the right in emergencies and when we consider necessary, to act to protect your interests without consultation up to an agreed limit - normally £100. All work that is required is organised as cost effectively as possible and where possible will be carried out by our own in house team. We will also ensure that all gas certifications are kept up to date.

     
  • Termination of Tenancy
    • On your instruction, we will serve the appropriate notice to the tenant. After the tenant vacates, we will conduct a final inspection and inventory check. We will also deal with the refund of the deposit, less deductions for dilapidations, if necessary.

     
  • Legal Action
    • On the rare occasion when a Tenant is in breach of the Tenancy Agreement, Ezy2let will make every reasonable effort to rectify the situation as swiftly and as amicably as possible. Our in house legal Department can often resolve disputes cost effectively without the need for litigation. However, should legal action be  necessary, you will need to instruct either our recommended Lawyer or your own Legal Counsel. If you have legal insurance then the costs should be covered by the policy.

     
  • A Tenant Find Only Service includes all of the services below up to the point that the Tenant is moved in and the Inbound Inventory is carried out and then it is handed over to the Landlord to manage.
    • Advertising and Marketing your property to find Tenants that match your criteria.
    • In house detailed referencing to ensure that all Tenants are thoroughly checked out.
    • Collection of the first month’s rent and deposit which will then be transferred to the Landlord who will need to arrange to send the deposit off to a secure protection scheme...
    • Drawing up of the Tenancy Agreement
    • Carrying out a detailed Inbound Inventory, taking all meter readings and advising all utility and council tax offices of the change of Tenant.
