The Lettings Process

Our Staff ensure that existing and new tenants are looked after at every stage of the lettings process. Our accompanied property viewings and efficient rental agreement procedures make the process smooth and efficient.

Finding The Right Property

When you chose to rent a property through Ezy2let one of our staff will take full details from you of your exact specifications. We will then endeavour to match your needs with the right property in the requested area. With a wealth of local information we will also be able to help you with useful information regarding schools and amenities.

The rental process facts and information required

  • Rental Agreements
    • Once you have decided upon your preferred new property to rent you will be required to pay a small non refundable agency fee to secure the property and to cover all of the referencing required. Ezy2let will draw up a suitable rental agreement, taking into account the needs of both Landlord and Tenant. We will also require Employer, Current/previous Landlord, Financial and personal references from you, which we will then follow up before the tenancy can commence.
    • A Bond/Deposit, usually representing one month's rent along with the first month’s rent upfront will be required prior to taking residence in the property. All Bonds are then sent to The DPS Protection Service. The DPS is the only Government-authorised custodial scheme that is free to use. http://www.depositprotection.com. The bond is held throughout the duration of the rental agreement to be used against any possible damage to the property of non-payment of rent. It is very rare that there are any Landlord/Tenant disagreements when it comes to the return of the deposit but if there are then The DPS appoint an intermediary to deal with the problem swiftly and impartially.
    • After the initial term of the tenancy has reached its end, you will usually be given the opportunity to renew the letting for a further period. Ezy2let normally contact both parties after month four. Ezy2let charge a small fee for a new agreement if a renewal is granted.

     
  • Inventory and Property Inspections
    • Before a tenancy commences, our agents will conduct a full survey of the rented property and compile a comprehensive inventory of all fixtures and fittings. This is a vital document for both Landlords and Tenants and prevents any disputes arising at the end of the rental term.
    • During the tenancy, Ezy2let will also conduct professional property inspections. These routine checks are in the best interests of both parties as it means that any losses or damages can be documented and also gives the Tenant the opportunity to raise any problems. Our guideline is normally 2-3 routine checks in any six month period.

     
  • Customer Service
    • Ezy2let has a dedicated small maintenance team who deal with all aspects of maintenance and repairs, from plumbing and electrical issues to basic Handyman jobs. This service is available to all Tenants who are in a Managed Let property. We also have a dedicated number for emergencies or out of hour’s calls.

     
  • Utilities/Council Tax
    • All utility companies will be contacted by Ezy2let to advise of a change of occupant details and to give them the meter readings taken at the commencement of the rental agreement. All Electricity, Gas, Water and Council Tax bills are your responsibility throughout the duration of the tenancy and as such all bills must be kept up to date as there should be no outstanding debts at the end of the tenure.

     
  • Telephones/Broadband/SkyTV
    • When moving into your rental property, you will be responsible for making your own application to BT or another supplier for any phone or broadband connection you require. You will be liable for all telephone bills relating to the property from the time your tenancy commences. Once Landlord permission is granted for SKY TV then setting this up and payment of all bills is your responsibility.

     
  • Payments
    • Your rental payments should be made monthly in advance, usually by standing order from your bank or building society. Any additional costs or charges with regards to late payment or returned payments will be charged to your account and should be paid upon receipt of our invoice.

     
  • Keys/Alarms
    • As a rule one set of keys per household will be issued on commencement of the rental agreement, If there is an extra set then these will be given to the Tenant to use. You are responsible for ensuring the property is secure and locked at all times when no one is at home and for also contacting the agent when you are going to be away for holidays etc. All additional household keys will be marked and left in the kitchen. Ezy2let also retain a set of keys to the property. Where the property has an alarm system a new number maybe chosen by the Tenant which must be supplied and logged with Ezy2let in case of needing entry for an emergency.

     
  • Appliances
    • All electrical and gas appliances including Fridges, Freezers, Ovens, Hobs, Dishwashers, Washing Machines etc. should be clean, serviced and in good working order. Your Landlord is responsible for complying with any applicable safety regulations. Service contracts, warranties and guarantees may be held on certain appliances by the Landlord.

     
  • Gardens
    • If the rental property includes a garden, the tenant is responsible for keeping it in good order during their lease. The Landlord should have provided appropriate tools for lawn cutting, weeding and the maintenance of any trees, shrubs or flowers present.

     
  • Fire Regulations
    • All furniture if supplied will conform to the 'Fire and Furnishings (Fire) (Safety) (Amendment) Regulations 1993'. The law states that gas equipment must be checked annually by a registered Corgi installer and records of this must be available on request. Either the landlord or management company will arrange these checks.

     
  • EPC Certificates.
    • Since October 2008 EPC certificates are now a requirement for all rental properties. These are available to Tenants on request.

     
  • Insurance
    • You must ensure that your household insurance policy covers you as a Tenant from the commencement date of your rental agreement. Buildings Insurance is covered by the Landlord.
